We operate as promoters and direct managers of real estate funds, both for assets under our own management and those of third parties, focusing on public real estate assets.
In this area, we pursue three main lines of action:
Urban regeneration interventions that include a plurality of public real estate assets distributed over different territorial areas (regional, provincial, inter-municipal, municipal, etc.).
The i3-INAIL Real Estate Fund is a Contribution Fund of mixed-use properties owned by INAIL and the state.
It has a maximum duration of 20 years and is a closed-end Fund, aimed at institutional investors with a target amount of € 300 million.
The contributed real estate assets are located in different regions of northern, central and southern Italy. The Fund's objective is based on the management, valorization and partial divestment of the contributed real estate portfolio through diversified strategies based on the characteristics of individual properties.

It has a target amount of €800 million and a maximum duration of 20 years.
The objective of the fund is the management,valorization and partial divestment of theimmobiliare portfolio, through the application of strategiediversified according to the characteristics of the assets that locompose it.
It currently manages assets of 76 assets with predominantly office and residential use, divaria location, with a market value of approx.265 million euros.

The Regione Subfund originates from the multi-compartment closed-end mutual fund i3 Regione
Lazio, reserved for qualified investors. The Sub-Fund has a duration of 15 years and a target amount of € 300 million.
The entire real estate assets contributed are located in the Lazio region and predominantly within the municipality of Rome.
The main objective of the Sub-Fund is to divest the contributed real estate portfolio. The divestment takes place through sale of the assets on the market and to the current tenants, maintaining the facilities provided by the law and the Lazio Region regulation on the matter.

The entire real estate assets contributed are located in the city of Rome, with predominantly commercial use.
The Fund's main objective is to enhance the value of the contributed real estate portfolio, depending on the type of each property and its target market. This will be done through the renegotiation of expiring leases at market conditions, regularization of positions in occupancy indemnity, and bringing income from currently vacant units.

The main objective of the fund is to acquire office buildings owned by local government entities and used by them and other public administrations.

The fund's strategy is to acquire real estate or rights in rem owned by Territorial Entities to be used, through redevelopment, for social functions.
It manages a historic real estate complex formerly used as a hospital, located in the center of Bologna, with a market value of about 8 million euros.
In particular, redevelopment and conversion is planned for the asset to be used as a multipurpose complex, passable with its activities, to be reintegrated into the urban and social fabric of the city.
